A Fremont apartment complex with 246 units was acquired for $109.4 million by Roxborough Group, a San Francisco real estate investment firm, according to Alameda County records reported by siliconvalley.com.

The property at 39800 Fremont Blvd. sold at about $444,500 per unit, which is approximately 65% higher than the East Bay average sales price of $270,000 per unit during early 2026, as noted by commercial real estate firm Marcus & Millichap.

The East Bay apartment market, including Fremont, is attracting investor interest partly due to limited new construction of market-rate apartments, despite some affordable units being added in Fremont this year.

Marcus & Millichap's report highlighted that the restricted construction pipeline combined with steady renter demand is expected to drive vacancy rates down faster in 2026 compared to 2025.
