Historic Housing plans 450 new units in Shockoe Bottom near Main Street Station
Developer seeks rezoning to build residential and commercial spaces on three Loving family parcels.
Historic Housing has filed rezoning applications to redevelop three properties owned by the Loving family near Main Street Station in Richmond's Shockoe Bottom neighborhood, Richmond BizSense reported. The developer plans to build more than 400 residential units across the three sites, which total about 2.1 acres.
The largest parcel, spanning a full city block at 1601 East Grace and 1600-1610 East Franklin streets, currently has a three-story warehouse from the 1910s. Historic Housing's preliminary proposal includes a 225-unit building with commercial space on this 1.1-acre site.
The second parcel is a 0.6-acre parking lot at 200-222 N. 17th St., where the developer aims to construct 173 residential units. The third site, a 0.4-acre surface lot at 1800 E. Grace St., could hold approximately 52 units according to rezoning documents.
Historic Housing is seeking rezoning to the TOD-1 Transit Oriented Nodal District, which permits up to 12 stories and mixed residential and commercial use. The city’s upcoming Code Refresh draft would designate the parcels as MX-13, allowing up to 13 stories.
Daniel Salomonsky, managing partner of Historic Housing, described the project as part of the firm's ongoing efforts to revitalize Shockoe Bottom but did not provide additional comments. The developer is reportedly under contract to purchase the Loving sites, though plans remain subject to change.
