Manchester Village, a popular shopping center in Rock Hill, sold to a Florida-based company for $32.5 million in October 2026.
Manchester Village, a shopping center in Rock Hill featuring major retailers such as T.J. Maxx, HomeGoods, Ross, Michaels, Five Below, and Ulta Beauty, was sold for $32.5 million in October 2026, according to York County Assessor sales records and postandcourier.com.
The shopping center, which includes three strip malls and several standalone restaurants, had one retail vacancy of about 1,200 square feet next to Panera at the time of sale. Raising Cane’s, which replaced a Bob Evans, opened in January to strong customer interest.
The sale was made by Southern Real Estate Company of Charlotte to Core Power-Manchester Village, an affiliate of Florida-based Sterling Corporation. The buyer cited the center’s outstanding visibility and regional connectivity as key factors in the purchase.
Manchester Village benefits from a prime location on Dave Lyle Boulevard, with approximately 41,000 residents living within three miles and an average daily traffic count exceeding 25,000 motorists. The last sale in 2002 was for $18 million, reflecting significant appreciation.
The shopping center serves as a notable retail hub for Rock Hill and the surrounding area, welcoming shoppers with stores like Books-A-Million near its entrance.
