Fashion Valley owner plans 410 housing units, retail replacing JCPenney
Simon Property Group proposes mixed-use development with housing and retail at Fashion Valley Mall's west edge.
The owner of Fashion Valley Mall, Simon Property Group, has revived plans to demolish the JCPenney building to build a mixed-use development including 410 housing units and new retail space, the Times of San Diego reported.
Representatives from Simon Property Group and project architects presented the updated vision to the Mission Valley Planning Group, detailing plans to tear down the JCPenney store, the Firestone Tire building, and a vacant strip mall north of JCPenney to make way for the new development.
This proposal is a scaled-back version of an earlier plan from May 2024, when Simon Property Group and AMLI had proposed building 850 luxury apartments at the site.
The new project aims to add residential housing and new restaurants and retail to the western edge of Fashion Valley Mall, reflecting a shift toward mixed-use development in the area.
Community members and city planners will continue reviewing the proposal as it moves forward, with further details expected in upcoming meetings.
