San Francisco sees new $10M neighborhoods amid luxury home price surge
Luxury home prices in San Francisco rise 30%-40%, expanding $10 million neighborhoods beyond traditional areas.
The San Francisco Standard reported a significant surge in luxury home prices across the city, with increases ranging from 30% to 40%. This rise has led to the emergence of new neighborhoods where homes are priced at $10 million or more.
Traditionally, the ultra-wealthy buyers concentrated their searches in northern neighborhoods such as Pacific Heights, Presidio Heights, and Seacliff. These areas were known for commanding prices at or above the $10 million mark.
However, a recent shortage of large, high-end homes combined with increased demand from newly wealthy buyers has shifted the market. Now, $10 million home sales are appearing in southern neighborhoods, particularly near AI job centers like Mission Bay and Hayes Valley.
The trend reflects a broader change in the city’s luxury real estate landscape, with bidding wars and high prices spreading beyond the established northern enclaves.
This development indicates a reshaping of San Francisco’s luxury housing market, with more neighborhoods becoming accessible to ultra-high-end buyers, driven in part by the tech industry’s growth in new areas.
