Growing need for senior-friendly homes challenges Charlotte area buyers
As the senior population rises, finding homes with aging-ready features becomes harder in Charlotte and nationwide.
WBTV reported that the aging American population is increasing the demand for homes designed to meet seniors' needs, with one in four Americans expected to be 65 or older by 2060. A 2019 U.S. Census analysis found that the supply of aging-ready homes, defined as having a bedroom and full bathroom on the first floor and step-free entry, may be insufficient nationwide.
Mortgage lender Heather Simon noted a shift in client needs over recent years, with many older homeowners seeking smaller, one-level homes that accommodate aging-in-place features such as master suites on the first floor, wider hallways, fewer stairs, and zero-step showers. She highlighted a lack of suitable one-story homes for downsizing in Virginia, a trend seen across the country.
Beth Powell, who assists clients in downsizing, pointed out that while some options like patio homes exist, they often lack accessibility and can be prohibitively expensive for seniors who have paid off their previous homes. Both experts emphasized the need for more support and solutions to help the aging population find appropriate housing.
The growing demand for senior-friendly homes presents challenges for older residents in Charlotte and surrounding areas as they seek housing that fits their health needs and lifestyles. Experts suggest that addressing this gap will require coordinated efforts to increase the availability of aging-ready homes.
