Dubai holiday-home operator Silkhaus to close amid U.S.-Iran war impact
Silkhaus will cease operations at the end of November 2026 due to ongoing regional conflict affecting tourism in the UAE.
Dubai holiday-home operator Silkhaus announced it will shut down its holiday-home business by the end of November 2026, citing the ongoing U.S.-Iran war as a key factor in the decision, Skift reported.
The company stated on LinkedIn that after five years of operation, the sustained regional conflict and its impact on travel across the Gulf Cooperation Council (GCC) have significantly affected all segments of tourism and hospitality, leading to this closure.
The war, which began in late February, has depressed international visitor arrivals to the UAE, with several airlines suspending flights to Dubai into 2027 and forward bookings falling well below last year’s levels.
This downturn in tourism is particularly challenging for smaller holiday-home operators, and Silkhaus’s closure may signal further exits from the market in the near future, according to Skift.
Dubai’s economy heavily relies on tourism, and the coronavirus pandemic had already caused downturns; the current conflict adds further pressure on the sector, including short-term rental and hotel operators.
Skift also noted that the collapse of Silkhaus might create opportunities for other Dubai-based operators to acquire distressed portfolios as the market adjusts to these challenges.
